DC Ranch Crossings
This popular DC Ranch commercial center at Pima Road and Legacy Boulevard is set to expand in 2021. The area slated for new buildings is a triangular-shaped piece of land on the north side of Legacy Boulevard, see map. Up to three buildings are being planned. Entrance into the stores/businesses will be at the traffic light on Legacy and 91St Street with an extension into the to-be-developed area.
DC Ranch Corporate Center
The DC Ranch Corporate Center is in the southern portion of DC Ranch. It consists of 18 lots that are zoned I-1, which is industrial/office use and includes warehousing. Eight of the lots are already built on and four are currently under construction. One lot is in the design review stage and will be used as office and warehouse space for Fetzer Surgical, who is moving their operations from Illinois to Scottsdale. All development within DC Ranch is subject to review by the DC Ranch Covenant Commission and the City of Scottsdale.
A new five-lot subdivision is planned on the north side of Legacy Blvd. adjacent to The Villas at Desert Park Village (1.15 and 1.16) on its eastern border. Access into the property will be from Union Hills. The smallest of the five lots is more than double the size required under its R1–7 zoning. The developer, Insight Land & Investments plans to announce a partnership with a homebuilder soon.
In the spring of 2020, due to COVID-19 and slower than expected sales, construction of the ICON Silverleaf condominiums ceased with 24 of the 72 units complete. Only one unit remains on the market, 23 have sold. Built amenities at ICON include a swimming pool, recreation facility and the gate house. In September 2020, a Trustee Sale was held and ownership of the vacant land was returned to Sterling Collection, LLC which is led by Larry and Nathan Day. This father-son team have completed many successful projects in DC Ranch to include Sterling Villas and custom homes in Arcadia at Silverleaf. Sterling Collection, LLC is assessing all options to successfully complete the project.
The Village at Silverleaf
Cullum Homes has sold 17 of the 19 homes planned for The Village at Silverleaf. The development is situated along the Silverleaf golf course and will consist of both villas and cottages. Sales prices have ranged from $2.5 to $4.6 Million. | Learn More
Marriott Fairfield Inn
The Marriott Fairfield Inn planned for the hotel site in DC Ranch Crossings has been put on hold due to the negative impact by COVID on the hotel industry. City of Scottsdale approvals have been received so the developer may move forward in the future. The architectural design of the hotel closely matches the shopping center and will have approximately 120 rooms on four floors. Ingress and egress will be on Pima Road and Trailside View. CONSTRUCTION PROJECTS NEAR DC RANCH
101 Freeway Expansion
The Arizona Department of Transportation is constructing an additional traffic lane in both directions from Interstate 17 to Pima Princess. Click here for current closure information. Phase two of this project will continue the lane expansions from Pima/Princess to Shea; no start date has been set.

The newly constructed Chase Bank is now open for business.
Northwest corner of Pima and Legacy – Independent Senior Living Project
The Wolff Company has started construction of a luxury, independent senior living community at the northwest corner of Pima Road and Legacy Boulevard. The Revel Scottsdale project entails approximately 200 luxury independent living units in one, two- and three-story buildings on a 14-acre parcel. The units will be available for rent to individuals 55 years of age and older. Amenities include a restaurant, coffee bar, pool, and fitness facilities. The main entry for the project will be on Legacy Boulevard.

Northwest corner of Hayden and Loop 101 – Nationwide Corporate Office complex
A new regional office for Nationwide Insurance has started construction on Hayden Road, north of the 101 freeway. It will be part of the overall project known as Cavasson which is being developed by Nationwide Realty Investors. To date, construction on the office building, parking garage and a hotel have started.
The Nationwide office complex will include a 465,435-square-foot, five story office building along with a 1.2 million-square-foot parking garage on 13 acres of a 30-acre parcel.
The parking garage will accommodate 3,750 vehicles, more than currently needed but in anticipation of future development on the site that is expected to include residential, retail and hotel uses.
