Home Resale Form
This is a one-time submission by the Owner/Listing Agent to alert DC Ranch Security that the property is on the market for sale. After submitting this form, you will receive an email confirmation with additional information on how to schedule showings. A new Home Resale Form would need to be submitted if the listing changes to a new broker.
Manned gates: To conduct a showing, Owners should fill out the Authorized User Form adding their Listing Agent which allows the Agent to schedule showing dates and times with Security. Once authorized, Listing Agents should contact the proper guard house prior to a showing with the showing date and Buyer’s Agent name/brokerage. If a prospective buyer arrives with only the property address or lot number, Security will contact the Owner or Listing Agent for confirmation. For showings at manned gates Fridays through Sundays, please email both email@example.com and firstname.lastname@example.org. You may also phone the appropriate gatehouse.
Unmanned gates (except sub-associations): Upon submission of the Home Resale Form, a private security code will be created for and emailed to the Listing Agent. This code is active between 8 a.m. and 6 p.m. daily for access and will remain active until close of escrow. Gate codes are not permitted in MLS listings or marketing materials, but may be shared with Buyers’ Agents.
Upon listing a property or prior to, please submit a pre-inspection request form for a Community Standards Specialist to identify possible Standards compliance issues. This should help to ensure a smoother sales process. If the home is going to have a close of escrow WITHIN 30 days, please DO NOT submit this form as an inspection will already be performed and you do not need to request it.
Only one “For Sale” or “For Lease” sign may be placed on the listed property and shall not be placed in a manner which interferes with the maintenance of common areas or creates a risk to public safety. Signs may not be placed or mounted on common walls or in common areas. The real estate sign must be commercially produced and mounted on industry-standard posts, typically 4″x4″ or 3″x4″ in dimension and constructed of wood or other industry-standard materials. No circular sign posts are permitted. Signage shall not exceed 18×24 inches and may include two riders not to exceed 6×24 inches. The second rider is permitted to display “Sold” or “Sale Pending” status only. The distance from the top of the sign to the ground should be less than 60 inches. Flyer boxes/tubes and non-permanent decorative accents, such as balloons, flyers or air-blown figurines are prohibited. “For Sale” signs must be removed with 72 hours of close of escrow. One “Open House” sign may be displayed on an owner’s property during open house hours in addition to the “For Sale” sign.
All open houses in DC Ranch must be registered with the Ranch Association prior to the showing by filling out the form below. Open houses may be conducted within the community between 8 a.m. and 6 p.m.
Open House application
This form is for listing agents only who have a current resale contract and MLS number.
The Ranch Association assists with marketing open houses by providing directional maps at all manned and unmanned gates. At unmanned gates, the maps are located in the mailbox directly below the gate callbox. For inclusion on the maps, the Open House Form must be received 48 hours prior. For Open Houses scheduled for Saturday through Monday, the deadline to be included on the maps is Thursday at 5 p.m. For questions, email email@example.com or call the Realtor Hotline at 480.419.5308.
One “Open House” sign may be displayed on an owner’s property during open house hours in addition to the “For Sale” sign.
Gate and alarm codes may not be posted at any of the unmanned gates nor listed on the Multiple Listing Service to protect the privacy of residents. For Open Houses in sub-associations, please contact the property management company.
Transfers and Disclosure Policy and Fees
Effective January 1, 2020
Disclosure Fee – $400.00: includes the following which will be completed by DC Ranch within ten (10) calendar days of request:
• Disclosure documents prepared and made available electronically to buyer (via HomeWiseDocs.com). Includes demand statement listing all fees, CC&Rs, governing documents, financial reports, reserve reports, rules and regulations, budget.
• Demand statement prepared and made available electronically to the title company and buyer listing all transfer fees, assessments, and amounts due to DC Ranch at close.
CC&R Compliance Inspection Fee – $100 (residential), $100 per acre (commercial, developed parcel), $50 per acre (commercial, vacant parcel): External inspection of the property by DC Ranch. Per state statute, DC Ranch is required to perform an inspection of the property to furnish a statement of any violations of the CC&Rs. This inspection is not optional and will include architectural and landscape issues. The inspection report will be sent to the title company so that the results may be disseminated between buyer, seller, and agents. Please note that the property may still close even if DC Ranch considers the property non‐compliant. If the issues are not corrected prior to close, then the Owner and staff will develop a mutually agreed-upon plan to remedy the infraction within 10 to 180 calendar days; consideration will be given to cost and complexity in deciding the number of days. DC Ranch is not liable for any cancellations due to the findings of the report.
HomeWise Docs Service Fee – $25: Service fee charged by HomeWiseDocs.com for the use of its website and electronic transmission of information between DC Ranch, the title company, and the buyer.
Community Council Transfer Fee ‐ ½ of 1% of gross sales price: The transfer fee funds the operations of the DC Ranch Community Council which include operating two community centers, funding events and programming, maintaining DCRanch.com, and publishing Ranch News.
Rush Fee – $100 (Not applicable for commercial sales): The fee is applicable if DC Ranch is requested or required to respond to a request for disclosure documents in less than ten (10) calendar days. The Ranch Association will furnish all documents to the title company and buyer within three (3) days of the request.
